Fellow Boca Harbour residents, we need your attention and participation at this important public hearing.
Developers are proposing to convert a 2.17-acre motel property at 6800 North Federal Highway into a 20-unit residential development called “Briskel Pointe at Boca Harbor,” along with abandoning portions of Appleby Street.
This is significant because it converts public infrastructure into private property, potentially affecting neighborhood traffic flow and access.
The City of Boca Raton Planning and Zoning Board will be meeting on June 26, 2025 at 6:00 PM at the Police Administration and Training / Fire Rescue Administration building (6500 Congress Avenue) to consider a major development proposal.
Our Residents Club Position
The Boca Harbour Residents Club has already taken an official position on this development. On June 17, 2025, our Board of Directors adopted a resolution that:
- Opposes the full 25-foot setback variance requested by the developers
- Supports only a reduced variance of 15 feet maximum, conditional on satisfactory review of landscaping plans and building elevations
- Requests enhanced landscaping along the eastern perimeter to buffer our community
- Opposes vinyl fencing and recommends a masonry wall with stucco finish instead

What’s Being Proposed
Developers are seeking approval for a 2.17-acre property at 6800 North Federal Highway to build “Briskel Pointe at Boca Harbor” – a residential development featuring:
- 20 total residential units
- 16 units in eight duplex buildings (2-story, approximately 21 feet 8 inches tall)
- One 4-unit townhouse building (2-story, approximately 21 feet 8 inches tall)
- Various modifications to standard development requirements, including plot width, building setbacks, and yard requirements
- Related improvements, including sidewalks in the Appleby Street and Berkeley Street rights-of-way
Additional Requests
There are also requests to abandon portions of Appleby Street right-of-way at both 6750 North Federal Highway (6,049 square feet) and 685 Berkeley Street (5,946 square feet).
What this means practically:
- These portions of Appleby Street would no longer be public roads
- The property owners could incorporate this land into their private developments
- The public would lose access to these street sections
- Total: Nearly 12,000 square feet of public street space would become private
The Process
This involves multiple zoning changes:
- Converting the land use from Commercial to Residential Medium
- Rezoning from Motel-Business to Multi-family Residential
- Approving the subdivision plat and planned development master plan
